"Special" Ed Haraway Receives Circle Award
"Special" Ed Haraway, Broker/Owner of EXIT First Realty in Bowie, MD, received the Sapphire Circle award from?EXIT Realty Corp. International at the 2009 Convention held in Nashville, TN.

The Circle Award is lifetime accumulated.

"Special" Ed has also received the Bronze Award for achieving 25+ closed transaction sides from July 1, 2007 to June 30, 2008.

Karen Rogers Receives CRS

EXIT First Realty Collects 30 Bags of Food
The Bowie Blade News reported that the Interfaith Food Pantry hopes to get an "adopt a shelf" program, which would put different companies and businesses in charge of different food items.

EXiT First Realty will most likely adopt the " baked beans shelf". Kristin King of EXIT First said this year they wanted to contribute to a cause that would have an immediate impact on the community. They held a food drive to benefit the pantry for the first time last month and collected nearly 30 bags of food!

The road to hell is paved with good intentions. Why? Because good intentions alone will take a person nowhere fast!

One hundred percent of people who go into the real estate business have good intentions and high expectations. It is easy to see why. Real estate is a lucrative profession offering great rewards to those agents that know what they are doing.

The problem though is that not every agent is good at it. Here is a sobering thought. Roughly seventy percent of all real estate agents quit during their first year in business. Oh, they don't always leave right away. Sometimes they hang around in a state of "Quit" for years before they finally clean out their desk and walk out the door.

Do you want to quit? I can make it easy for you - I have a list of reasons/excuses I can send you that will make your exit sound respectable.

Some people even get part time jobs before they leave real estate for good. Will quitting solve your problems though? You didn't get into real estate sales just to fail. My guess is that you got into real estate sales as a means to an end. To make your life better - to make your family's life better.

If your commissions aren't paying your bills, don't get out of the real estate business, Get into it! I know for a fact that there are agents today getting out of real estate not because they want to, but because they feel they have to. Are you one of these people I describe? If so, please read on. I've devoted my life to teaching those that want to be taught, those who need to be taught, and many who felt they had nowhere else to turn.

My first year in real estate I sold five homes - two of those fell through. I wanted to succeed so much that I worked 12 hours a day, 7 days a week. At the end of this first year I looked back and realized that what ever it was that I was doing wasn't working. I'd have done anything my broker asked me to do, but the problem was that he let me fail.

Long story short, I found another broker to work under and learn from. This guy told me what to do and I did it. The result? I sold 91 homes my second year in real estate and averaged 86 homes a year for seven consecutive years. As a manager, my office of nine collectively listed one house a day for four straight years.

I was not more talented than the next real estate agent - heck, I dropped out of high school at the top of the ninth, grade that is. The only thing I did different was to follow the direction of my teacher. We don't need to reinvent the wheel folks, just do what successful agents already do.

Copy, mimic, imitate. The top producers I know are more than happy to share their knowledge because they know, just like I know, the secret to true success. "You Get By Giving." I don't know of a successful real estate agent today that wouldn't give you the shirt off their back.

I don't tell stories without offering up a list of tips, examples, or how-to's to make your life better. Stick with me now because I'm going somewhere and I'm taking you with me. Here is what I have to share:

These are the "ingredients" that will make you more successful, get you re-started or offer a new twist on something you might already know with less work if you choose to apply them. (School is NEVER out for the PRO) Don't get me wrong, this business can be tough but by being together on January 19th we can learn to work smarter not harder. 

Your Brokers took a great deal of time with me for one reason and one reason only...to make sure that by us being together on January 19th it would bring VALUE to you. In spending time with them it was clear to me that they, like the second Broker Floyd worked for, have a common goal and that is the SUCCESS of each and every agent.

Make a commitment right now that you are NOT going to be one of those agents in the 70% category who fail out of real estate. Do me (and yourself) a favor and take out your calendar, mark the date JANUARY 19th, then call your broker or manager and tell he these words... "I'M IN" for January 19th! Don't put it off until tomorrow because as Napoleon Hill says "Procrastination with or without cause is usually backed up by formally aligned alibis and excuses."
 
Give me a couple hours of your time and I promise you will learn something, take something away you can use in your business right away, and most of all have FUN!

Training with Johnny Loewy
During the Week of November 17th, Johnny Loewy, Ranked Top 50 Agent in the United States by the Wall Street Journal, traveled to over 10 EXiT Mid-Atlantic offices delivering free Sales Rallies to EXIT Associates and their guests.

Loewy then offered an amazing training session on both November 20 and 21 in Severn, MD, with an attendance of over 140 EXIT Associates.

On January 12, 2009, he will be giving an all-day class to the Broker/Owners in the Mid-Atlantic Region.

A three day training seminar for EXIT?Associates will be held March 11-13 2009. Agents are already signing up for the course to get a jump start in 2009.

A Walk Down Memory Lane

EXiT Preferred Realty was a proud participate in the Memory Walk for Alzheimer’s on Saturday, October 4th, at the Eques­trian Center in Bel Air.

The EXiT Preferred Realty team raised over $600 for Alzheimer’s victims. Over 300 people walked and over $67,000 was pledged to help stop this debilitating disease. During these difficult times, it is great to see Real Estate Agents, Bankers, Harford County Employees, and all walks of life giving time and money for the greater good of others!


Fire Station Dedicated to Tom Stommel of EXIT 1 Stop Realty
The District Heights Community Fire/Emergency Medical Services (EMS) Station celebrated their Grand Opening on Wednesday, October 8, 2008 of their new state-of-the-art facility located at 5900 Marlboro Pike in District Heights, Maryland.

A big surprise was sprung on District Heights Volunteer Chief Tom Stommel when Fire Chief Sedgwick unveiled a plaque dedicating the building to him. The plaque reads:

Adds WV to Franchise Territory!

EXIT Mid-Atlantic, the EXIT Realty franchisor for Delaware, DC, and Maryland, acquired the state of West Virginia beginning September 2008. The region is owned by Rick McDaniel, Carol McDaniel, and Don Kane.

“We are excited to take on the responsibility of developing EXIT Realty in West Virginia and to give the brokers and agents the same level of award-winning support that earned us recognition as Region of the Year by EXIT Realty Corp International,” states Rick McDaniel.

Germantown Oktoberfest a Success!
Pumpkin spice ale, scarecrows stuffed with straw, the hum of accordions and the smell of grilling bratwurst gave Ridge Road Recreational Park in Germantown a Bavarian flair on Saturday, October 4, 2008.

An estimated 7,000-10,000 people made the 26th annual Germantown Oktoberfest a success. EXIT Realty Plus had a booth for the 2nd year and had a wonderful turn out. They had 10 agents come together and put together a great booth filled with balloons, a spinning wheel for prizes and handed out burgundy and teal backpacks to everyone who came through the booth. (they gave away 500 bags) They even had some people stop by and say they use the teal bags from last year every day. So our name is out there in Germantown and the surrounding areas, and some great leads were generated from a day of fun.

Kim Jones of EXIT Generations Realty Named 2008 MAR Rookie of the Year!
Kim Jones, EXiT REALTOR® with EXiT Generations Realty and member of the Real Estate Million Dollar Association (REMDA), was chosen as the Maryland Association of REALTORS’® Rookie of the Year on Tuesday, September 9, 2008.

Rookie of the Year is awarded to a REALTOR® who has been in the business for no more than 4 years and is based upon the following criteria: Community Service, Charitable and Civic Activity (10%), Attendance at MAR Rookie REALTOR® Seminars (10%), Productivity (20%), Education (25%), Participation in Local Board/Association, State (MAR), National (NAR) Activities (35%).

According to Kim, education is of utmost importance to any REALTOR®, but it is crucial for a newer agent. “How would I have known anything about real estate if it weren’t for FAStTRAC? Having passed my state's REALTOR'® licensing exam in no way prepared me to actually practice Real Estate. For experienced REALTORS®, FAStTRAC provides a revitalization and refreshment to your perspective, enabling you to go forward with increased vigor, not to mention the Specialty Workshops and Coaching that is available to take our businesses to the next level.”

Kim has over 70 hours of Continuing Education (CE) under her belt and at least 9 designations: Accredited Buyers Representative (ABR), Graduate REALTOR® Institute (GRI), Senior Real Estate Specialist (SRES), Accredited Staging Professional (ASP), Workforce Housing Certified (WHC), At Home with Diversity, One America, is an Employer Assisted Housing Program Representative, Credit Smart Trainer and a Live Baltimore Preferred REALTOR®. In addition, she has also participated in the MAR Rookie REALTOR® Society and the Education Committee of the Greater Baltimore Board of REALTORS®.

“The only way I felt I could be a benefit to my clients, as a newer REALTOR®, was to get all the education that I could,” said Kim.

She has charitably served Junior Achievement, the American Cancer Society, and is a frequent volunteer in her local church, Greater Grace World Outreach and her children’s school, Greater Grace Christian Academy.

By the end of the year, Kim will have completed her Certified Residential Specialist (CRS) designation and her next step will be to obtain her Associate Broker’s License.

“I am fortunate to have my big brother, Bob Gauger of EXiT First in Waldorf, MD, as my mentor, from whom I glean all the wisdom possible. Learning from the experience of seasoned veterans of this industry is invaluable and then it becomes our responsibility to pay it forward and share what we have learned with others.

Kim’s advice to all her fellow REALTORS® is to, “keep an open mind about learning new things and to never think we know it all, no matter how long we have been in the business. Above all, treat and care for others as you would like to be cared for.”

Marching to the Beat of Their Own Drum

On July 4th, 2008, EXiT Generations took part in the holiday parade.

Vicki Ryan, equestrian and an agent for EXiT Generations Realty, lead the EXiT Team on her horse, Fritz.

“We had a great group of agents and their families march in support of Vicki & Fritz’s ride through the streets,” stated Joe Balcar, an owner of EXiT Generations Realty along with wife, Cathy Balcar.

Going to the Fair
EXiT Generations Realty attended the town fair located in Perryville, MD held on July 12, 2008. Over 10,000 locals attended!

They had a fantastic booth, handed out goodies, and conducted a raffle. (Two baskets valued at $250 each!)

“Our agents got a lot of leads from buyers and sellers,” stated Cathy Balcar, who also emceed the Perry Hall Idol contest, held in the afternoon. “The people who showed up
to sing were absolutely phenomenal!”

S.M.A.R.T Training Sticks with EXiT Agents

EXiT Preferred Realty, located in Bel Air, MD, gives an update on agents attending the program held in March & April of 2008.

Cherie McConnaughy, a S.M.A.R.T program graduate and All Star Award winner for Exceptional Productivity, has been on fire since she completed her training. She has five settlements scheduled for July, which is more business than she did in all of 2007. She also has 2 active listings and had 1 other settlement since finishing the class.

Irina Trasatti has closed 2 deals, she has two pending settlements, and 3 active listings, since taking the training. The 4 deals are more than she did in all of 2007.

Jim Karrenbauer, the awesome A-Team leader has closed three deals, is working with several buyers, and has an active listing.

All three individuals credit Floyd Wickman for helping them to the next level. Additionally, the three agents help each other keeping with the Floyd Wickman way.

Our office highly recommends this course to agents if they have the opportunity to take it. Managers, brokers and owners: you must help your agents to attend the Floyd Wickman training so they can take your office to the next level. My only regret is that our office didn’t have more agents in attendance!

“Special” Ed Haraway just took his first chemo treatment and is feeling much better than he was before. He will take a chemo treatment every three weeks until December at which point the doctors hope that his cancer is gone! He hopes to be at the Agent Awards in September as well as the Convention in October.

Recruit One… Get Three
Bob McKinnon
You have heard me teach many times when I am discussing recruiting experienced agents, the idea of “recruit one…get three” technique.

The premise is that when an experienced agent decides to leave their current office and join EXIT there is a one time only window of opportunity created for two reasons.

First, at this point the agent is usually pretty excited and positive about their new opportunity.

Second, as the news gets out dozens of other agents are going to ask what’s up and why.
So the moment the agents say, “OK I’m in”, the sponsor should say, “Welcome aboard, now turn around and look back at your office and think of at least two others you can introduce to me and bring with you. Wouldn’t it be great to begin your residual income immediately? Let me help you.”

At this point agents do not have a clue how to explain EXIT so let’s coach them as to what to say when people ask about their decision. What if you had a script to help them answer upcoming questions?

So Joe, to help you get your retirement started, in the next few weeks when people ask you about your decision, say something like this…

“I am intrigued by this EXIT thing. They have offered me training, support, plus opportunities for my future that I have never been exposed to before. In fact, I believe EXIT is adding things that will change real estate for all of us.”

“I would like to introduce you to my new broker and you can see what I am talking about first hand, what do you think?”

Practice this a few times with them; give it to them on a 3x5 card so they can keep it in their pocket or purse. Help them be prepared for the inevitable question and I believe they will have a better chance to bring someone with them. What do you think?

Power Selling 101 a Success

EXiT Mid-Atlantic, EXiT Realty sub-franchisor for Delaware, DC, and Maryland, hosted the first Power Selling ever held in the region on May 14, 2008. The training event took place in Lanham, MD at the La Fountaine Bleue.

“The room was packed. The staff had to bring in more tables and chairs,” explained Jane Clark, Regional Coordinator for EXiT Mid-Atlantic. “The turnout was excellent.”

Over 175 EXiT agents and their guests participated in Power Selling 101. Taught by Steve Morris, the mastermind behind the EXiT System, the course is jam-packed with highly specialized information on goal achievement and the psychology of selling and canvassing for business.
